Part of the yard never gets water

Usually one of two things. Heads that leak or have sunk below the grass bleed off the pressure the far heads needed, or the yard was never laid out with enough heads to reach that spot in the first place. Builder systems miss corners constantly.

Water pooling around a sprinkler head
$145–$290A head that weeps while the zone runs, or a puddle that is still there hours after it shut off.
The seal inside the head goes, or the head cracked when something rolled over it. The leak matters more than the puddle: every gallon leaving at that head is pressure the rest of the zone does not get, which is why one bad head can brown out a whole corner.
We replace the head, match the nozzle to what that spot needs, and re-check the zone so the pressure is back where it belongs.

The heads barely come up
$180–$270Heads that dribble instead of spraying, or a zone that used to reach the fence and now stops halfway.
Pressure that drops off is almost always water escaping somewhere it should not — a cracked head, a split in the line underground, or a valve that is not closing all the way. The system is still pushing the same water, it is just losing it before it gets to the far end.
We find where it is going. Sometimes it is a head we can swap in minutes; sometimes it is a line we have to locate and open up.

A soggy strip, or the water bill jumped
$180–$270Ground that stays wet between waterings, grass greener in one stripe than everywhere else, or a bill that climbed with nothing else changing.
Worth knowing before you get a price: the water almost never surfaces where the pipe actually broke. It follows the trench and comes up at the easiest spot, which can be feet away. That is why a line repair is the one job where finding it is most of the work. Roots make it harder again — a root that wrapped a pipe has usually been working at it for a season, and cutting it out means opening more ground.
We run the zone, trace it back to the actual break, cut out the bad section and splice in new pipe, then pack the ground back down.

A valve that will not open
$190–$230You can hear the timer click over to that zone and nothing happens, or the valve only runs when you turn it by hand at the box.
This one is common and it is usually not the valve itself. The solenoid on top burns out, or the wiring running back to the timer was never connected correctly — a splice left in the dirt, or a wire on the wrong terminal. Those systems work fine for a year and then quit when the connection finally corrodes through.
We test it at the valve and at the timer so we know which end is at fault, then replace the solenoid or the valve, or run the wiring back the way it should have been.

One zone never comes on
$190–$230Every other zone waters on schedule and that one is skipped, so one part of the yard is slowly dying while the rest looks fine.
Same family of causes as a stuck valve, with the timer added. Either the program on the controller lost that zone, the terminal it is wired to has failed, or the wire between them is broken somewhere in the yard.
We start at the timer because it is the cheapest thing to rule out, then work down the wire to the valve. You get told which it was.

A zone that will not shut off
$190–$230Water running long after the timer says it stopped, or a valve box that is full of standing water.
The diaphragm inside the valve stopped sealing, usually from grit or from age. Hard Valley water is rough on those rubber parts. This one is worth calling in quickly, because it runs on your meter around the clock until it is fixed.
We rebuild or replace the valve and confirm it seals with the zone running and then shut off.

One section drowning, another burning up
$145–$290Squishy ground in one part of the yard and crispy grass in another, both on the same watering days.
Almost always a zoning problem rather than a broken part. Lawn and beds on one valve, or sun and shade sharing a zone, means the schedule can only ever be right for half of it. On Kerman and Fresno watering days you cannot just run it longer to compensate.

Plants dying in one spot

Beds are usually the last thing anyone checks. A drip line gets cut by a shovel, an emitter plugs with hard water, or the beds were left on the lawn zone, which waters fast and shallow and never soaks down to a root ball. The plant shows it weeks before the soil does.
