Your property. Off your plate. Suarez Lawn Services is a Fresno-based landscape maintenance company. We care for HOA common areas, apartment communities and other managed properties across Fresno and Clovis, with the communication, consistency and planning you've been missing.
If you manage a property, the landscaping itself is rarely the hard part. The hard part is the landscaper: calls that don't get returned, a crew that shows up on a different day each time, and a broken sprinkler nobody mentions until a board member finds the dead patch. This page shows how we work, so you can decide if we're a fit before you pick up the phone.

Getting a call back shouldn't be the hard part
On a managed property, most landscaping headaches start as communication problems. So we built the company around the answer.
- A real office manager. Julia Suarez answers your calls, texts and emails and keeps your property on track.
- You always hear back. Every request gets a reply and a plan.
- Licensed, bonded and insured. CSLB C-27 #1151584, with general liability and workers' comp.
- Vendor-ready. Certificates of insurance, W-9 and licenses on request, so setup with your management company is quick.
- 5.0 ★ on Google. Read what our customers say on our reviews page.
No more chasing your landscaper. We follow up with you.
Same route. Same day. Every visit.
Our crews work set areas on set days. Your property is serviced on its assigned day, every time, so residents, tenants and board members know when to expect us. No guessing and no gaps.
Included in standard service
- Mowing, edging and blowing (lawn care)
- Bed weed control
- Shrub trimming
- A check for problems on every visit
Seasonal bed work, like fresh mulch and flowerbed plantings, can go into the annual plan so it happens on schedule instead of after a complaint.
We spot it before it becomes your problem
Our crews watch for broken sprinklers, dry spots and plant issues while they work. When we find something, we reach out with a photo and a recommended fix. You see the problem and the price before anything gets done.
Often it's irrigation: a head clipped by a mower, a valve that weeps, a zone that stopped running. We handle sprinkler repair too, so the company that spots the problem is the same company that fixes it. No second vendor to call, and no dead turf while you wait for one.
Plan your year. Stay on budget.
We inspect your property and build an annual plan specific to it: regular service, expected repairs and seasonal work, priced to fit your budget.
Transparent pricing. You know what's planned and what it costs before the year starts. When budget season comes, the landscaping line has a plan behind it, not a guess.
Example annual plan
- Every visit: mowing, edging, blowing, beds and a problem check
- Spring: sprinkler check and timer reset for summer
- Fall: leaf cleanup, seeding and timer reset for winter
- As found: repairs we spot, quoted ahead of time
Every plan is specific to its property. An HOA with large turf areas and an apartment community with mostly planted beds get different plans, and both are priced to the budget you're working with.
Getting something fixed is one text away
- Send us a photo. See a problem on the property? Text a picture to our office at (559) 809-1230.
- We schedule it. Our office replies, sets a plan and books it with the crew.
- It gets done. You hear back when it's handled. No chasing, no follow-up calls.
How we start
- Walk-through. We inspect the property, the irrigation and anything the board or owner wants addressed.
- Annual plan and price. You get a plan specific to the property, priced to fit your budget.
- Your set service day. Once you approve the plan, the property goes on its route and gets its assigned day.
Questions property managers ask us
What documents can you provide for vendor setup?
A certificate of insurance (general liability and workers' comp), a W-9 and our contractor license, CSLB C-27 #1151584. Ask Julia and she sends what your management company needs.
How quickly will we hear back?
Every call, text and email goes to Julia, our office manager. Every request gets a reply and a plan, and we follow up with you. You won't have to chase us for an answer.
Will our property have a set service day?
Yes. Our crews work set areas on set days. Once your plan is in place, your property gets an assigned service day and keeps it.
How are repairs approved?
When the crew finds a problem, we send a photo and a recommended fix with the price. The repair gets scheduled after you approve it. Repairs you can expect, like seasonal sprinkler work, are built into the annual plan, so they don't show up as surprises.
Can you invoice through our vendor portal?
Yes. We can work through vendor portals such as AppFolio, and we send invoices where your accounting team wants them.
What areas do you serve?
HOAs and managed properties in Fresno and Clovis. We also serve Kerman. If your property is close by, ask Julia.
